As a result of legal actions taken by the Federal government, pursuant to the Comprehensive Environmental Response, Liability and Compensation Act (CERCLA – otherwise known as Superfund), the prospect of joint and several liability has established the need for determining whether environmental concerns are associated with a property transaction. Nobody wants to be responsible for problems that were created long ago by a previous owner, nor do you want to be held responsible for problems occurring after you sell a property. McKinzie Environmental can provide clients with the assurance that past and/or current site conditions are thoroughly researched or evaluated to current industry standards. Our ESA process encompasses: Phase 1 - a review of available information is conducted to determine the potential for recognized environmental conditions to exist. Government records are reviewed, persons (including local, state and federal officials) familiar with the site are interviewed and a site walk-through is performed. The findings are presented in a formal report, supported with relevant documentation. |

Phase II - environmental media and building materials are characterized to confirm the presence of hazardous substances and to define the extent of contamination. Sample collection and analysis is performed in accordance with industry and government standards and the results are presented in a comprehensive report. Phase III - remedial activities are conducted at the property to mitigate or remove the hazardous substances documented in the Phase II ESA.
